The terms “Residences,” “Residence,” “Casa Varuna,” or “Property,” when used in this Privacy Policy, shall refer collectively to the above-described property and/or any of the three residences located within it, as applicable to the context.
A note to our guests.
We are delighted to welcome you to Casa Varuna. Each stay is thoughtfully prepared in advance with care, attention, and intention.
As a small and intentionally curated property, we kindly ask guests to book with certainty and respect for the nature of the experience.
These Terms & Conditions apply to all reservations. We reserve the right to update or modify these Terms & Conditions at any time. Guests are encouraged to review our website periodically for the most up-to-date version.
Arrival & Departure.
Check-in is from 3:00 PM, and check-out is by 11:00 AM.
Early check-in or late check-out may be accommodated depending on availability.
Your Stay.
It brings us great joy to share Casa Varuna with you. Many of the objects and details within the residences are part of a private collection belonging to the family behind this project—lifelong third-culture travelers whose collections include artwork, sculptures, and furniture gathered across Asia, Europe, and the Americas. These personal pieces, combined with Guatemalan craftsmanship and local materials, give character and sense of discovery to the spaces, all gathered over time with care and intention.
We kindly invite guests to care for the space as they would their own—with mindfulness, respect, and appreciation for its character.

Care of the Property.
Guests are responsible for any damage or loss caused during their stay.
Personal Belongings.
While every care is taken to ensure the safekeeping of your belongings, the property cannot assume responsibility for loss or damage to personal items. Should anything be left behind, we will thoughtfully assist in its recovery and, where possible, arrange its return with care and attention.
Nature & Setting.
Our residence is located in a tropical environment in Guatemala, surrounded by natural landscapes and the rhythms of the region.
Guests may experience elements inherent to this setting, including wildlife, insects, and occasional variability in climate. In addition, occasional variations in utilities such as water, electricity, or internet may occur. These are infrequent, and we always do our utmost to ensure comfort throughout your stay.
We invite guests to embrace these elements as part of the authentic character of Casa Varuna.
Third-Party Services & Experiences.
To enhance your stay, we can assist in arranging third-party services such as transportation, wellness treatments, or local experiences.
These services are provided by independent providers and operate separately from the residences.
While we carefully select providers and assist in coordination, we cannot assume responsibility for the execution, performance, or outcomes of these services.
Payments for third-party services are non-refundable once confirmed. Where possible, we will support guests in addressing any concerns directly with the provider.
Circumstances Beyond Control.
In rare cases where events beyond our control affect your stay, we will always do our best to assist. However, such circumstances do not constitute grounds for compensation.
Reservations.
To secure your dates, a non refundable 50% reservation deposit is required, according to the selected rate plan upon booking.
A reservation is only considered confirmed once the booking deposit has been received. The remaining 50% balance is due no later than 60 days prior to arrival, as specified in the booking confirmation.
If the balance is not received by the due date, the property reserves the right to release the reservation dates and apply the applicable cancellation policy.
Payments, Currencies and Fees.
We accept bank transfers and online payment methods, which are specified at the time of booking a reservation. All payments must be received in full prior to arrival. All rates are quoted in the currency indicated at the time of booking. Any bank transfer fees or charges are the responsibility of the guest.
Cancellations.
60 days or more prior to arrival, includes a refund of payments, less any applicable administrative or payment processing costs.
30 to 59 days to arrival, 50% of the reservation is refundable, less any applicable administrative or payment processing costs.
Less than 30 days prior to arrival, no refund is applicable.
Where possible, we are happy to assist with rescheduling your stay, subject to availability.
We recommend that guests consider travel insurance to protect against unforeseen circumstances that may affect their travel plans.
Refundable Care Deposit.
A refundable care deposit may be required prior to arrival. This deposit is fully refundable after check-out, subject to inspection of the property, and confirmation that no damage or additional cleaning is required.
Included Services.
Services included in your stay will be defined at the time of booking. Unused services are non-refundable.
Smoking is not permitted inside the residence. It is welcome only in designated outdoor areas, where we kindly ask guests to be mindful of the space and surroundings.
For safety and preservation of the residence, candles, incense, and open flames are not permitted indoors unless provided or approved in advance.
Any additional cleaning or restoration required as a result of smoking or open flame use indoors may be charged accordingly.
